What does a surveyor look for when surveying a house?

What a surveyor looks for when inspecting a house is down to the type and style of property you’re having surveyed. Their main focus will be the structural integrity of the building whilst looking out for any maintenance issues that may need to be addressed. This can range from unstable walls or partitions, unstable and/or leaking roof and the stability of a chimney. They can even provide detailed reports on the types of coating/glazing and materials used which is useful when it comes to insurance on your property.


What is a Condition Report?

The Condition report is the part which covers an array of things about the condition of your property. From drainage, the building and any outbuildings and highlight any risks associated with everything that is your property. It’s done in a traffic light system which is easy to understand the rating and condition of the property being surveyed.

What is a RICS Homebuyer Report?

When it comes to a house survey and what do they look for, another element is the RICS Homebuyer Report. This report will highlight the condition of the property and rate things on a scale of 1-3, 1 meaning no repairs needed and 3 to indicate major work that needs to be addressed for the property.


“The surveyor does not report on the cost of any work to put right defects or make recommendations on how these repairs should be carried out. However, there is general advice in the ‘What to do now’ section at the end of the report.” Additionally, the surveyor will give an estimated market value on the property, taking into account the condition the property is in and any work that needs to be fixed or addressed.
